Electronics and Information Technology is the fastest growing segment of Indian industry both in terms of production and exports. Government of India has also allowed 100% FDI under the automatic route in the Electronics Systems Design & Manufacturing sector. The Government of Odisha has identified IT/ITES/ESDM sector as a priority sector and ESDM park project is being developed as Greenfield ESDM cluster situated in the capital city of Odisha. The project is abutting the NH-5 and is just 22 km from the airport. The project is setup over an area of 215 acres, with investment of about $ 32 million on creating a world class infrastructure. The Scheme is expected to further enhance the interest of ESDM sector industries in setting up their facilities in the Park.

The Downtown real estate market shows few signs of slowing down, according to the latest report from the Capital Crossroads Special Improvement District: http://bit.ly/2luRnOh Even though $116 million in new development projects were completed in 2016, there's a collective $734 million still under construction at this moment, and another $1 billion in development still in the pipeline. "The development in Downtown Columbus — as I think everyone can see — is very strong right now," stated Marc Conte, Deputy Director of Research, Planning & Facilities at Capital Crossroads. "We're seeing a lot of new residential, we're seeing a little bit of new office, and we're seeing quite a few boutique hotels proposed and under construction." The largest of the individual Downtown projects are institutional or governmental in some capacity. The proposed reconstruction of the Interstate 70 & 71 interchange is an $845 million project on its own, although it includes a lot of city-level infrastructure work, such as new sidewalks, neighborhood bridges, lighting and other decorative elements. Two of the largest projects currently under construction include the $125 million upgrade to the Columbus Convention Center, and the $60 million Coleman Government Center. Large private sector developments include the $90 Two25 Commons building that recently began construction, and the $60 Millennial Tower that was proposed last year. Those two projects along with many smaller ones add up to a total of around 1,400 residential units under construction with another 733 proposed for development. "Those numbers don't include anything in the neighborhoods surrounding Downtown," clarified Conte, pointing out that development in areas like the Short North and Franklinton are tracked separately. "The Downtown population is now around 8,100 and I think we'll pass the 10,000 mark sometime in 2019. I thought it was going to be sooner than that, but we've had some projects moving slower through the pipeline than expected." The Downtown office market continues to perform well overall with a 12 percent vacancy rate for Class A and Class B office space. The suburban market in Columbus currently has a 10.9 percent vacancy rate. Conte pointed out that one of the biggest challenge with the Downtown market is filling older office space in areas like Capital Square, where access to parking is very limited. "What we're hearing from leasing offices is that there's just enough parking to bring in more tenants," said Conte. "We're about 4,000 parking spaces short right now, but we want to shift more people to transit, walking and biking. If we could double our transit ridership for our Downtown workforce — from five percent to ten percent — that would free up around 2,500 to 3,000 parking spaces." The new report also indicates that while Downtown retail has yet to make a full resurgence, there are several new retailers that have come online in the past year and more opportunities on the way. New businesses have emerged on East Long Street and South High Street, and Conte sees new opportunities coming soon to North High Street once construction is completed on multiple mixed-use projects between Gay Street and Long Street. All data in the report was compiled from the calendar year of 2016. That means that new development projects announced in 2017 are not included in this reports statistics, such as the $500 million plan to redevelop the 21-acre Scioto Peninsula, or the yet-to-be-finalized North Market parking lot redevelopment, which could represent a $100 to $120 million project. Unveiling the document, Maharashtra Urban Development department Principal Secretary Nitin Kareer said, "Among other major issues, availability of open spaces is well taken care of in the DP. No open space reservation has been removed even as some extra open space is proposed to be created, because the government feels that open space is the important parameter of the quality of life." He said Chief Minister Devendra Fadnavis had approved the development blueprint on Tuesday. "A notification will be issued in the next ten days. The new DP will be implemented one month after the notification is published," the principal secretary said. He said the land that falls under No Development Zone (NDZ) category, where the civic body can provide infrastructure, can now be utilised for the purpose of affordable housing as well as creating other amenities under the Special Development Zone (SDZ). The NDZ areas include salt pan lands and lands earlier earmarked for tourism development. "Maximum FSI for commercial properties in the island city is capped at 5. However, it is not necessarily applicable to every property. The maximum FSI will be commensurate with the width of a road near the property concerned. The FSI will be maximum for the widest road and will be lesser depending upon the width of a road concerned," Kareer said, while sharing the new Development Control and Promotional Regulations 2034. Addressing the media, Brihanmumbai Municipal Corporation (BMC) Commissioner Ajoy Mehta said over 3,000 hectares of land would be available for building affordable houses after unlocking the NDZ land. "Apart from this land, an additional 300 hectares of salt pan land will also be available for affordable housing. As per our estimate, about 10 lakh affordable houses will be built on these lands by 2034," Mehta said, adding that the new DP is based on the projection that Mumbai's population will come down by 2034. As per Census 2011, Mumbai's population is 1.24 crore. Availability of new land means a lot for the space-constrained city with a population density of 29,650 per sq Km. Mehta said four major issues, including affordable housing and creation of jobs, have been addressed to in the DP 2034. "The first and foremost issue is housing. Other issues are creating additional jobs in the financial capital of the country, facilitating qualitative life and not compromising on open spaces, green cover etc. The fourth major issue is to improve the life of marginalised sections of the society by helping them maintain pace with development. For this reason, we have made a number of provisions for various sections like working women, divyangs etc," he said. Mehta said issues like creating more old age homes are also addressed. "Moreover, a big impetus is given for promotion of art and culture in the city," he added. The chief minister approved the Mumbai DP 2034 on Tuesday, more than three years after it was submitted to him. He had scrapped the draft DP following a hue and cry generated by several quarters over its provisions, and had set up a new panel to come up with the revised plan. The draft Development Plan 2014-34 was earlier passed in the BMC civic body on 1 August last year. Corporators cutting across political parties had then proposed around 267 amendments in the plan. These amendments were mainly related to reservations for day care centres, children's park, another central park and a museum.

Mr.Boman R.Irani shares his view on the Mumbai Development Plan 2034 on the Consumer Adda show of CNBC Awaaz. In a major policy shift, the commercial capital’s new 20-year development blueprint (Development Plan-2034) has decided to repopulate the island city of Mumbai, which had reported in a 10 per cent drop in the residential population in the last Census. With average population densities in south and central Mumbai higher than those in the suburbs, successive state governments in the past had adopted a policy of decongesting the island city by incentivising residential construction in the suburbs and satellite towns. In the 2011 Census, the island city was found to have seen a 10 per cent drop in population — from 33.26 lakh in 2001 to 31.45 lakh in 2011 — which had coincided with an 8 per cent population growth in the suburbs. Smaller municipalities, including Thane and Navi Mumbai, recorded an even higher decadal growth rate. But the new development plan, sanctioned by Chief Minister Devendra Fadnavis Tuesday, has raised construction rights for both residential construction and commercial spaces in a bid to attract people back to the main land. The new plan has raised the permissible floor space index (FSI) levels for all kinds of residential construction in the island city to three. Mumbai’s existing development plan, formulated in 1991, had capped the FSI levels in the island city at 1.33. While the previous Congress-NCP government had later allowed additional FSI on payment of premiums in the suburbs and the extended suburbs of Mumbai, the benefit wasn’t extended to parts of the island city. While the new plan has retained the zonal (basic) FSI of 1.33, it has allowed an additional FSI up to 1.67 to be loaded in the form of paid FSI, either by paying premiums to the municipality or purchasing transferable development rights (TDR) from the open market, or a combination of both. This is also the first time since 1991, when the permissible FSI levels in the island city have been raised higher than those in the suburbs (FSI up to 2.5). Real estate rates in certain pockets in south and central Mumbai are the highest in the country. In November, 2016, the Fadnavis government had first allowed paid FSI in the island city by permitting utilisation of the TDR. • FSI In Island City Residential: 3 Commercial: 5 Earlier: 1.33 across commercial and residential projects. • FSI In Suburbs Residential: 2.5 Vs 2 earlier Commercial: 5 Vs 2.5 earlier We'd been saying that instead of selectively increasing FSI for slum rehabilitation, redevelopment of hotels or IT parks, you should increase it universally on the lines of what the government of India had been projecting. It’s a positive outcome that we have brought the FSI up to three.” Those who want to sell their large land parcels will benefit. “The FSI in those land parcels has gone up; consequentially, the value will have gone up.” The government has raised the FSI levels for commercial developments to five. While this would be applicable across Mumbai, urban planners are of the opinion that the immediate beneficiaries of the move may well be developed commercial business districts and retail hubs in south and central Mumbai. Promoting the co-living and working concept, the town planners have introduced a clause, stating that “residential construction up to 30 per cent of the permissible FSI can be undertaken in such commercial developments”. According to the DP document, the main target behind the enhancement of the commercial FSI is to “reassert Mumbai’s primacy as India’s commercial capital” and create 23 lakh more jobs in the city. Government planners expect that the residential construction condition will gain traction, especially among the younger lot. Mumbai civic commissioner Ajoy Mehta, another panel member, claimed that the “development plan proposal will improve the island city’s demographic population”. He added that the FSI hike in residential construction in the region was also to push redevelopment of aging non-cessed properties. Incidentally, last September, a rush-hour stampede at the Elphinstone Road railway station, which took 23 lives, had shown how the island city remained woefully inadequate to cope with day time populations. The move also comes at a time when work on new coastal ring road connecting prime areas in south Mumbai to the western suburbs is about to get underway. The move to offer incentives to housing societies was recommended by the planning committee, which had evaluated the draft DP. It was later accepted by the government. New concessions have also been offered for premiums payable in the redevelopment of cessed buildings.

Bhubaneswar is one of the forerunners in the country to synchronize the planning of a high-capacity, affordable public transport system with its urban growth strategy by preparing an integrated land use and transportation strategy. Key city landmarks in the district include: Ashoka Market, Master Canteen Chowk, Bhubaneswar Railway Station, City Bus Terminal, Ram Mandir, Rajmahal Chowk and its immediate surroundings. With a potential of transforming into Bhubaneswar’s central business district, the area presents an opportunity to promote transit and pedestrian oriented development that will ultimately help in leveraging a self-contained district. During a recent international economic summit, Egyptian Housing Minister Mostafa Madbouly announced that Egypt will be building a new capital within the next seven years. Egyptian officials recently announced plans to build the new capital 700 square kilometers east of Cairo, between Cairo and the Suez Canal. They hope the new plans will relieve pressure on Cairo, whose metropolitan population is straining the city's infrastructure. The United Arab Emirates helped fund the new city, which has an estimated total cost of US$45 billion. Officials say the city will also take about 5-7 years to complete. The new capital will be 12 times the size of New York's Manhattan Island, and will include 1.1 million residential units that are expected to house up to five million people. The new capital will also include government buildings, a theme park, a solar farm, electric trains, resorts and shopping malls. This animations was created for the development team responsible for the design of this 500+ acre planned community. The program consists of a new retail and corporate office core with strong connections to existing road and river infrastructure. The scheme is further developed with multi-family, townhomes and single family residential units with significant density to support GEM car designated pathways, pedestrian thoroughfares and natural trails by a well known and stocked trout fish steam. Leveraging the existing natural amenities of the site and surrounding national parks, additional facilities including a hotel lodge, cottages and camping areas nestled in between an existing pond and riverway. This animation was used by the development team to help secure funding for the project, as well as allowing the design team to envision the project's intentions 3 dimensionally.
